11. Non-encumbrance Certificate (not more than two months old) issued by the Competent Civil Authority (Registrar/ Sub Registrar).

12. Original Approved Building Construction Plan duly approved by competent authority (Municipal Corporation / Municipal Committee / Tehsildar / Secretary Gram Panchayat / BDO / Executive Engineer, Town Planner/Circle Officer). The Building Plan should have details of property, owner's name, date of approval.

13. Layout plan duly approved by local land development authority in case the said property is part of a colony/residential project.

14. A certificate issued by competent authority (SDM/BDO) intimating the present classification of the plot (residential/ agricultural/ others).

15. Change of land use certificate issued by competent civil authority (SDM/BDO) if the said land is agricultural in nature.

16. Four coloured photographs (post card size) of vacant plot, from four different angles, on which the house is planned to be constructed. The photographs must be taken in such a manner that proper reference points can also be seen in the photographs. The photographs should be authenticated with seal on reverse by same authority who has approved the construction plan. It should also bear the property details and owners name. Also, service number of applicant must be annotated on all documents including photos (on reverse).

Release of 2nd and Subsequent Installments

17. For release of second installment, in addition to the Contingent Bill, applicant must submit four coloured photographs showing the construction upto plinth level. The photographs should be taken from the same angles as photographs submitted initially to enable comparison. The photographs should be authenticated in the same manner as stated in Para 16 above.

18. For release of third installment, in addition to Contingent Bill, applicant has to submit four coloured photographs showing construction completed upto lintel level from the same angle as the photographs submitted for release of 2nd installment. The photographs should be authenticated in the same manner as stated in para 16 above.

19. For release of final installment, in addition to the Contingent Bill and Completion Certificate, the applicant has to submit at least one colour photograph showing completed house. The photograph(s) should be authenticated in the same manner as stated in para 16 above.







PURCHASE OF HOUSE / FLAT FROM AFNHB AWHO/ SFS/ DDA / HOUSING BOARD

10 Copy of Govt. HBA Sanction letter (if any) alongwith the second charge permission in favour of AFGIS.

11. Promissory note.

Note : Regd. sale deed within 6 months of posession of the flat is to be forwarded to this Society.





PURCHASE OF PLOT / SITE

(A) From Statuary Body / Societies / DDA

    1. Letter of allotment (in original)of plot & cost thereof.

    2. Tripartite agreement in two copies (Signed by the Board with Rubber Stamp).

    3. Undertaking by the borrower.

    4. Proof of 5% payment.

    5. Agreement form .

    6. Declaration Form.

    7. Affidavit from Nominee.

    8. Original 1517/1523 (Latest).

    9. Letter of Authorisation to AOC, AFCAO in duplicate.

    10. Promissory Note.

    11. Contingent bill.

    12. Application in original.

(B) From Private Parties

    1. Proof of clear title on the land of the seller/owner (With Xerox copy of sale deed).

    2. Agreement to sale between vendor and applicant.

    3. Latest Non-encumbrance Certificate issued by the Sub-Registrar (Not more than two months old)

    4. As per para A Sl No.3 to 12.

Note : Regd. Sale deed within 3 months from the sanction of loan is to be forwarded to this society.





PURCHASE OF HOUSE / FLAT FROM A PRIVATE BUILDER/COLONISER or ON OUTRIGHT PURCHASE

(A) FOR PURCHASE OF HOUSE/ FLAT FROM A PRIVATE BUILDER

    1. Allotment letter/ Flat buyers Agreement in original.

    2. Proof of 5% payment.

    3. Copy of permission from Competent Authority (State/ Central Govt) to build house.

    4. Certification of Registration of the builder from the Local Government.

    5. Agreement Form.

    6. Affidavit from Nominee.

    7. Declaration.

    8. Non-encumbrance certificate from the Sub-Registrar/ Builder.

    9. Promissory Note-cum-receipt.

    10. No objection certificate to mortgage the house/ flat in favour of AFGIS by the builder.

    11. Tripartite Agreement ( In Two Copies) (Signed by the Board with Rubber Stamp).

    12. Original F 1517/ 1523 (Latest).

    13. Letter of Authorisation to AOC, AFCAO in duplicate.

    14. Copy of Govt. HBA Sanction letter (if any) along with second charge permission in favour of AFGIS.

    15. Undertaking by borrower.

    16. Development agreement between the builder and the Land owner in case both are different parties.

    17. Application in original.

    18. Contingent bill and Bank details of Firm (Builder).

Note : Regd. sale deed within 6 months of posession of the flat is to be forwarded to this Society.

(B) ON OUTRIGHT PURCHASE/ READY BUILT HOUSE

    Sl No. 1, 3, 4, 11 are not required,  instead Allotment Letter / Registered Sale agreement duly registered with sub-registrar office is required.




PURCHASE OF HOUSE / FLAT FROM CO-OPERATIVE SOCIETY UNDER SFS

    1. Allotment letter In Original.

    3. Copy of permission from competent authority (State/ Central Govt) to the Co-operative Society to build House/ Flat.

    4. Bye-Laws of Society

    5. Share Certificate in original.

    6. Copy of Registration Certificate of the Society

    7. No Objection Certificate to Mortgage the house/ Flat in favour of AFGIS from Co-operative Society.

    8. Non-encumbrance Certificate

Note:

  • Age of independant house should be less than 25 years in case of RCC construction and 20 years in case of other type of construction with brick & cement. Purchase of mud wall house is not permitted.

  • Age of flat should be less than 15 years.

  • Regd. Sale deed within 3 months from the sanction of the loan is to be forwarded to this Society.




REPAYMENT OF HB LOAN AVAILED FROM OTHER FINANCIAL INSTITUTIONS

1. Documentary proof showing the ownership of the house/flat (copy of registered sale deed).

2. Documentary proof showing loan availed, loan repaid and loan outstanding (Only Principal) as on the date of application from the financial institution/Bank/Housing Corporation.

3. List of documents held by the bank on their letter head with undertaking for transfer of documents to AFGIS by the member.

4. Agreement.

5. Declaration.

6. Affidavit from Nominee.

7. Letter of Authorisation to AOC, AFCAO in duplicate.

8. Undertaking by borrower.

9. Original F 1517/ 1523 (latest).

10. Promissory note .

Note :- Original house documents from bank is to be submitted within one month from the sanction of the loan.



ADDITIONAL HOUSE LOAN

(a) For flats from AFNHB/Co-op Society/ Pvt Builder in case of cost escalation

    (i) Proof of cost escalation from the Housing Board / Society / Pvt Builder

    (ii) All documents as per appendices a to f of the booklet available on cost from AFGIS.

    (iii) Latest 1517/ 1523 in Original.

(b) For Renovation

    (i) Of Flat alloted by Board/ Private Builder/ Society

      (aa) Original registration documents in the name of the borrower.

      (ab) Rough Estimate

      (ac) Latest 1517/ 1523 in Original.

      (ad) All documents as per appendices a to e of the booklet available on cost from AFGIS.

    (ii) Of Self-constructed house.

      (aa) Completion certificate from Municipal Corporation.

      (ab) Copy of latest receipt of House Tax paid.

      (ac) Latest 1517/ 1523 in Original.

      (ad) All documents as per appendices a to e of the booklet available on cost from AFGIS.

(c) For repayment of loan to financial institution where AFGIS is second charge holder.

    (i) Statement from Bank showing loan outstanding as on the date (See Note 1 below)

    (ii) Undertaking for submission of all original documents including No Due Certificate from the Bank pertaining to the property on which loan is availed within one month from the date of sanction of loan.

    (iii) Latest 1517/ 1523 in Original.

    (iv) All documents as per appendices a to e of the booklet available on cost from AFGIS.

(d) Increase in repaying capacity due to increase in Quantum of Loan (See Note 2 below)

    (i) Personal Application explaining the full details of the case

(e) Increase in repaying capacity due to Promotion or Grant of extension of service (See Note 2 Below)

    (i) Copy of Extension / Promotion / Substantive Promotion POR Copy

Note :

  • Only principal outstanding will be refunded by the Society. Penal charges and other miscellaneous charges will have to be borne by the individual.

  • These are in addition to the documents for which the individual is applying the loan for.





FOR EXTENSION OF AN EXISTING HOUSE / FLAT (At higher Rate of Interest)

1. Documentary proof showing the ownership of the house/flat (original). 2. Documentary proof of the age of the house. The house should not be more than 25 years of age in case of RCC construction and 20 years in case of the other type of construction withbrick and cement.

3. Approved building plan for the House Extension from Competent Authority.

4. Approved estimate cost for house extension from Architect or Civil Engineer.

5. Agreement Form.

6. Declaration.

7. Affidavit from Nominee.

8. Copy of Govt HBA sanction letter (if any) alongwith second charge permission in favour of AFGIS.

9. Original F 1517/ 1523 (Latest).

10. Letter of authorisation to AOC, AFCAO (In Duplicate).

11. Application in original.

12. Undertaking by borrower.

13. Promissory Note.

14. Non-encumbrance certificate (Not more than two months old).

15. Contingent bill with Bank details.
